The practical details for end-of-tenancy clearance — before you decide to book.
What does this service include?
A defined clearance for tenants, landlords and letting agents who need unwanted items removed before handover or the next tenancy.
What can be collected?
Left-behind furniture and household items; Agreed rubbish and clutter; Flats and rental properties; Access coordinated with the authorised contact. Acceptance and scope are agreed before booking.
What cannot be collected?
Asbestos, toxic or contaminated material, chemicals, clinical waste, gas bottles, explosives and unknown liquids are excluded from ordinary clearance. Specialist appliances, upholstered items and heavy materials must be identified and accepted separately.
How does collection work?
Send item and access photos with your full postcode. We assess the load and receiving requirements, agree a quote and collection slot, then carry and load only the agreed items from safe access points.
How should I prepare?
Confirm permission to remove the named items. Send the inventory and keyholder details. Separate clearance from cleaning and repairs. Do not move a heavy or unsafe item just to take a photo.
Do I need to be present?
The person with authority to dispose of the listed items, or their authorised keyholder, must agree the scope. Absence does not remove the need for clear permission.
What access information is needed?
Provide room photos, keys or keyholder arrangements and the approved inventory. State what belongs to the property and must remain.
What affects the price?
The authorised load, access and handover deadline affect the scope. Cleaning, repairs and disputed belongings are not automatically included in clearance.
What happens after collection?
Identify whether the waste arises from a household or a landlord/business activity. Documentation and receiving rules can differ; the crew cannot resolve ownership disputes.

Can you clear belongings left by a tenant?
Only with appropriate authorisation. Resolve ownership and any applicable requirements first; the clearance crew cannot determine whether belongings may lawfully be disposed of.
What alternatives should I consider?
A tenant’s named household bulky items may suit council collection. Landlord or business waste needs an appropriate commercial route, and disputed possessions need resolution before disposal.
What should I do next?
Call 07912 343234, Monday–Friday 9am–6pm, or prepare a photo enquiry. Include the full item list, postcode and access. An enquiry is not a confirmed booking; wait for an agreed scope, price and slot.
01 / Good to know
Agree who can authorise removal
A clearance does not decide ownership or a tenancy dispute. The person booking must have the right to authorise removal of the items. Landlords and agents should resolve any requirements for belongings before arranging disposal.
02 / Good to know
Work from an inventory
Photograph each room and list the items to remove. Explain what is part of the property, what should stay and what has been approved for collection. A written scope is useful when the person arranging the job is not on site.
03 / Good to know
Plan around handover, without assuming a slot
Give the key collection arrangements, checkout date and any access deadline. The team confirms availability and scope. Clearance is not a professional cleaning or property-repair service unless those tasks are separately agreed.
