The practical details for house & flat clearance — before you decide to book.

What does this service include?

Clear one room, a flat or an entire property without doing the carrying yourself. We help with unwanted furniture, appliances and everyday household clutter.

What can be collected?

Full or partial property clearance; Furniture, household items and clutter; Flats, family homes and rental properties; Items from agreed accessible rooms. Acceptance and scope are agreed before booking.

What cannot be collected?

Asbestos, toxic or contaminated material, chemicals, clinical waste, gas bottles, explosives and unknown liquids are excluded from ordinary clearance. Specialist appliances, upholstered items and heavy materials must be identified and accepted separately.

How does collection work?

Send item and access photos with your full postcode. We assess the load and receiving requirements, agree a quote and collection slot, then carry and load only the agreed items from safe access points.

How should I prepare?

Label keep and remove items clearly. List appliances and unusually heavy furniture. Arrange keys and permission to enter the property. Do not move a heavy or unsafe item just to take a photo.

Do I need to be present?

You or an authorised keyholder should confirm the keep-and-remove list. An unattended visit is only possible after access, permission and exact items have been agreed.

What access information is needed?

Show each room, stairs and the narrowest exit. A partial clearance needs a room-by-room remove list so belongings elsewhere remain untouched.

What affects the price?

The quantity across all rooms, furniture dismantling, stairs and separate appliance or sofa routes matter. A property size alone cannot establish a clearance price.

What happens after collection?

Furniture, electricals and general clutter may need different routes. Set aside anything suitable for reuse before it becomes waste, and ask how the remaining load will be handled.

Can you leave some furniture in place?

Yes. Agree a partial clearance and identify the items that must stay. Send room photographs and a short inventory so there is no ambiguity on the day.

What alternatives should I consider?

For reusable furniture, ask a charity about condition and collection criteria. A council collection can suit named bulky items, but does not necessarily clear rooms or carry items downstairs.

What should I do next?

Call 07912 343234, Monday–Friday 9am–6pm, or prepare a photo enquiry. Include the full item list, postcode and access. An enquiry is not a confirmed booking; wait for an agreed scope, price and slot.

01 / Good to know

Full clearance or just the things you choose

A house clearance does not have to mean removing everything. Mark the items to stay, gather anything personal and make a clear list of what should go. Separate rooms can be assessed together or as part of a larger property visit.

02 / Good to know

Flats need a little more planning

Tell us the floor, whether a lift is available, any booking requirements for communal access and the distance to safe van parking. Photographs of stairs and tight doorways help us assess larger furniture before arrival.

03 / Good to know

Careful preparation makes the day simpler

Remove documents, keys, jewellery, medication and sentimental belongings before collection. Do not assume a closed cupboard or a box will be checked item by item. Explain anything that needs special care when agreeing the clearance.

A fresh start at home

A clear scope.
A tidy finish.

The crew removes the agreed items from safe access points and loads the van. Disposal type, weight and access are assessed before the collection.

Asbestos, chemicals, clinical waste, gas bottles, explosives and unknown liquids are outside ordinary clearance. Specialist items need separate agreement.
