The practical details for probate & sensitive property clearance — before you decide to book.

What does this service include?

A planned property clearance when family belongings and sensitive circumstances need a clear, careful approach.

What can be collected?

Full or partial household clearances; Furniture and agreed household contents; Rooms cleared in stages by arrangement; Items removed only with appropriate authorisation. Acceptance and scope are agreed before booking.

What cannot be collected?

Asbestos, toxic or contaminated material, chemicals, clinical waste, gas bottles, explosives and unknown liquids are excluded from ordinary clearance. Specialist appliances, upholstered items and heavy materials must be identified and accepted separately.

How does collection work?

Send item and access photos with your full postcode. We assess the load and receiving requirements, agree a quote and collection slot, then carry and load only the agreed items from safe access points.

How should I prepare?

Set aside documents, photographs and keepsakes. Confirm the authorised decision-maker. List rooms and items that must remain untouched. Do not move a heavy or unsafe item just to take a photo.

Do I need to be present?

An authorised representative should agree the remove list and any staged work. If not attending, organise a keyholder and written instructions before a visit is confirmed.

What access information is needed?

Agree who can authorise the clearance and provide keys. Mark rooms and belongings to retain; the team should not have to decide sentimental or estate value.

What affects the price?

The approved rooms, load, access and any staged visits determine the quote. Estate valuation and sale proceeds are not included or promised.

What happens after collection?

Release only belongings approved for disposal. Keep confidential paperwork and valuables aside; ask about separate furniture, electrical and household-waste routes.

Official guidance: Householder waste responsibilities

Can you value the estate contents?

This site does not offer estate valuations or probate advice. Arrange any required professional valuation before clearance and agree exactly which items may be removed.

What alternatives should I consider?

Arrange professional valuation where needed before clearance. Discuss eligible reuse separately; this service is not probate administration, legal advice or an estate-purchasing scheme.

What should I do next?

Call 07912 343234, Monday–Friday 9am–6pm, or prepare a photo enquiry. Include the full item list, postcode and access. An enquiry is not a confirmed booking; wait for an agreed scope, price and slot.

01 / Good to know

Take time to identify what matters

Documents, photographs and small keepsakes can be mixed with everyday household items. Check these before clearance and separate anything the family wants to retain. The crew should work from an agreed list, not decide what has sentimental value.

02 / Good to know

Authorisation and access need to be clear

Identify the person entitled to arrange removal and the site contact. The clearance service is not probate administration, valuation or legal advice. Resolve estate decisions before items are released for disposal.

03 / Good to know

A staged clearance can be discussed

Some families want one room cleared first or furniture left for a later visit. Explain that preference when enquiring. The team can discuss the practical scope and availability without promising valuations, resale proceeds or specialist document searches.
